Mark Stokes: Commercial conversions and developments –




As an engineer, Mark’s eye for detail will be apparent as he shares some of his past experiences, current strategies, and future opportunities, so whether you are a seasoned commercial to residential property developer or just starting out, Mark will be sharing case studies, tips and due diligence that will help you approach this strategy with your eyes wide open to the potential and the pitfalls helping you to be successful.


Mark retired from corporate life after 26 years running companies around the world in large scale global infrastructure programmes and in the construction, data center, energy and retail sectors, deciding then to pursue his parallel passion for entrepreneurship and also supporting our younger generation to enter adulthood with abundance, contribution, and choice.


Mark’s current interests include businesses in commercial property conversion & development where he has over 150 apartments in process at circa £30m GDV with an additional pipeline that is growing steadily. He is also a Trustee of nhis SSAS which is actively investing in commercial property. He enjoys sharing his experiences to help others particularly with his new podcast “Inspiring a Young Entrepreneur”.

Ranjan Bhattarcharya


Ranjan has been a regular speaker at the Property Investor Show since 2003.


Ranjan bought his first investment property in 1991 having just graduated from University. With no cash of his own, he had no choice but to structure the deal to be a no money down purchase. Ever since buying income generating property with little money down, has been the ‘corner-stone’ of his investment strategy.


He continued investing in property through the 1990’s as a ‘side-line’ to his career in the City as a Management Consultant with Accenture and taking a career break to study for an MBA at the Cranfield School Of Management.


In 2001, despite loving his day-job, Ranjan quit to setup his property company which focuses on developing residential and commercial property for rental.


Ranjan invests in property in London which is arguably one of the most fiercely competitive property investment markets in the world. As such London tends to be the place where the most innovative investment strategies start out and in time, ripple out across the country.

I have been active in the property industry for over 10 years starting my career in estate agency, consultancy all the way through to asset management.

In my current position I implement several years of management level experience combined with Graduate and Post Graduate degrees in Law (and earlier degrees in both Psychology and Ancient History) to obtain the best results possible for our clients and our reputation within the industry.






Mahfuz Rahman


Mahfuzur Rahman is a Solicitor based in Ronald Fletcher Baker LLP’s West End Office specialising in Real Estate and Commercial Property matters.


Mahfuz is well known for his strong grasp of Real Estate law and for the outstanding service he provides his clients. He is experienced in acting for investors, lenders buyers and sellers of commercial property, residential investments and on all stages of the development cycle.


He regularly acts on options, sub sales, joint ventures, and conversions, and he particularly enjoys advising on investment vehicles as a part of transactions. Commercial insight is his key strength; he has a keen understanding of his client’s aims and how to achieve them in the most efficient and financially viable way.


He has a particular expertise in sales and purchases of businesses within the retail, hospitality and leisure sectors.
